Mixed-use development adjacent to the M32 in Bristol on a site that lay vacant for over 30 years.

gcp assembled the original development partners, led by Knightstone Housing Association (now LiveWest) working alongside Bristol City Council Library Services and national charity SPAN, to develop a scheme for this vacant site. The brief was to design an iconic, fully accessible, safe and inviting development which celebrates the diversity and heritage of its residents and users.

gcp’s award-winning scheme comprises 54 new homes, a learning centre, crèche and 7 workspace units. With support from gcp during the application process, the project secured £1.9m Big Lottery funding for the library and £2.9m from the HCA for the housing.
