gcp appointed to deliver 239 quality sustainable homes in Swindon.

gcp are thrilled to be part of the team delivering Nationwide’s major new housing scheme in Swindon. The not for profit development will deliver 239 quality sustainable homes. The development has been designed as an intergenerational community with a mix of houses and flats, a community room, shared gardens, green spaces and links to the existing neighbourhood. 30% of the properties will be affordable. gcp are working for contractor Mi-Space, who started on site in April 2020. The first homes will be available to view in autumn 2021.

Planning consent secured for a development of 62 new homes at Old Northwick Farm, Worcester

gcp has secured planning consent for a development of 62 new affordable homes at Old Northwick Farm. Our detailed planning application amends previously approved proposals for this site. The revised approach was required by our client, Stonewater, to develop housing that is wholly affordable rather than the market-let housing of the previous approval.

The development will create a mix of new homes, including a small number of bungalows and self-contained flats. The proposals create public open space and includes off-site works of ecological and habitat enhancement, reinforcing the urban edge / rural interface of the site. The principal site considerations for development are generated by its context and location as well as some technical constraints arising from existing services infrastructure within and adjacent to the site. Our aim was to provide an informal layout that offers a landscaped edge to the open countryside and respects the privacy and security of existing homes adjacent to the site. Stonewater are keen to deliver homes of a high quality; spacious, attractive, secure and energy efficient. The design approach creates attractive homes that integrates new walking routes through the site to connect to surrounding open space and local heritage trails. Within the development opportunities have been taken to incorporate landscape elements including street trees and communal open space to enhance the development and integrate it with the surrounding landscape character. Landscape elements will incorporate fruit trees and edible planting to encourage interaction with the landscape and engage the local community with ideas of healthy eating and enjoyment of the natural environment.

gcp are passionate about designing high quality housing and creating great places for people to live. For this project we have designed new homes in a simple contemporary style to create a distinctive development that will have its own character and sense of place. Throughout the development key buildings are elaborated with pronounced gable details including simple projecting bay surrounds to windows. These elements provide key markers for moving around the site and add interest in locations where new housing overlooks the open countryside and landscape to the west.

Planning has been complex and required close working with planning officers and stakeholders from the outset. A planning submission was made in July 2019 with the support of officers and consultees and a recommendation for approval. Concern over the nature of development and potential flood risks around the site was a highly emotive issue that led to the initial application being refused at committee. A subsequent appeal and public hearing led to the dismissal of objections to the application and planning consent being approved.  It is hoped that work will soon be able to start on site with the much-needed affordable homes becoming available towards the end of 2021.

December has brought completion of a couple of our larger commercial projects of 2019.  Elizabeth House was the strip-out, extension and refurbishment of a seven floor office building next to Lincoln’s Inn Fields, City of London.  The project was supervised by Tom Mellor under a traditional contract for long-standing client Courtenay Investments Ltd. Foundation Park is a new sports pavilion for Swindon Town Football Club Foundation Trust on the County Ground site.  The building was rationalised within the parameters of an existing planning consent and the final design features a standing-seam single plane inclined roof giving the building its unique appearance. The construction phase was managed by James Pilling and Martin Spear.

Back in Warmley, the office is now seventeen strong with the arrival of tired ‘new dad’ Tom Hubbard as a senior technician and irrepressible ‘old dad’ Owen Faunt joining recently as our first ever architectural apprentice.  Owen disappears once a week to allegedly attend college at London South Bank University.  He was an insurance underwriter until recently and tells me he is working hard and very much enjoying his change of career.  Thanks for your secret santa present Owen!  Martha Eustace joined us on placement for six months over the summer doing a brilliant job of trying to make head or tail of our new marketing strategy and has now returned to her third year studies at the University of Bath for a well-earned rest.  James Pilling is close to completing his Architecture Part 1 distance learning course and Sarah Makroum has successfully completed her first year architecture Diploma, both at Oxford Brookes University.  Esther Brown is due to qualify as an architect early next year.

Housing projects continue to flourish with large schemes for Acorn at the former Brooks Dyeworks site in Ashley Down with the team very ably led by Siobhan Tarr; for Curo at Henacre Road in Lawrence Weston with Sarah Makroum; for Stonewater at Northwick Farm near Worcester with Olia Kyritsi; and for Mi-Space working for Nationwide in Swindon at Oakfield, a construction phase scheme with Jon Briscoe.  Ranelagh Road in Malvern for Broadway Estates and c-t-s Construction run by Esther Brown and Martin Spear is due to complete in the spring.   

We have also been busy with a couple of individual PassivHaus projects too, achieving completion of Homelands in Dundry, a private house with fantastic views north over Bristol and to the Suspension Bridge and Severn Bridges beyond, and the start on site at Clover Place in Eynsham, Oxfordshire. All in all, we reckon that we have 1,216 individual housing units either on the ‘drawing board’ or under construction, boosted by our continuing programme of refurbishment of mid and high-rise council flats in Bristol co-ordinated in necessary painstaking detail by Michael Hanson.

Work with the England and Wales Cricket Board continues apace with successful completion of phase 1 at Leyton, East London, the conversion of an existing facility to create an indoor cricket centre opened by local legend, Graham Gooch.  Phase 2 in Leyton, run by Matt Bonney and further inner city projects in Bradford and Birmingham are due to come on stream in 2020.

We have also made fantastic progress with our instagram presence, masterminded by Esther Brown, and our blog by Natalie Lock, our long-suffering practice manager. Maria Steward, our office manager, has worked tirelessly to keep us all under some sort of control, usually remembers to pay us on time, and has checked the car park out on a regular basis throughout the year come rain or shine. In Autumn it was announced that we had won the small employer category of the Travelwest Business Travel Awards 2019. Well done everyone who braved the cycle path or waited for a bus over the summer.  The winnings were donated to Mind UK our chosen charity for the year.

On the social side we have tried to organise an event most months during the year with the highlights being a tough ten peaks hike in typically horrendous August weather in the Brecon Beacons; a mid-summer weekend (not) camping, eating, walking, swimming and drinking at Star Cottage on the Devon coast, courtesy of the Mellor family; and a couple of trips to Bath Races to blow the company profits.  The programme for 2020 is already in the planning with talk of axe throwing ( not in the office ) soon after Christmas, a casino night at the wonderful Kings Weston House in the spring, a vineyard visit ( unfortunately only to Somerset ) in the summer and a revival of our successful charity quiz night in the Autumn – bring your torches.

Siobhan Tarr continues to lead on our impressive variety of in house and RIBA organised CPD sessions.  We held a fascinating half day training session recently run by Mind UK, which really brought home our vulnerability to mental ill health at work.    

2019 has been very busy, challenging and rewarding in equal measure and with much more staff involvement in managing and marketing the business.  With our plans to convert to full employee ownership well under way, we have much to look forward to in 2020.  My thanks, as always, go to my fellow directors, Colin Powell and Jon Platt, and to a dedicated hard-working team of very talented individuals.

2018 Recap & Merry Christmas !

During 2018, gcp has been continuing to work with Courtenay Investments on the strip back to shell refurbishment and extension of their 1950’s office block in Holborn, Central London.  Enabling works are now complete and construction work proper will commence in Q1 2019.

Four schemes have been progressing in Lawrence Weston in North West Bristol with ongoing design work for Ambition Lawrence Weston, Pioneer Medical Group and Bristol City Council to try and bring the vision of a community hub building to fruition.  We are also working with social landlord Curo at Henacre Road and Corbett Close.  The 128 home scheme at Henacre Road will be on site by Easter next year following a painstaking search for any unexploded ordnance scheduled for the New Year.  The fourth scheme is for Bristol City Council to the rear of the Ridingleaze shops where we will have designed nine houses for social rent.

We have also been working on an inner-city housing scheme for Acorn Property Group at Brooks Dye Works in St. Werburghs, Bristol (106 units) and large rural schemes for Lindon Homes near Long Ashton (103 units for phase 1) and Stonewater at Northwick Farm near Worcester (62 units).

The England and Wales Cricket Board (ECB) has been working with us on the development of their Urban Cricket Centre Concept, designed to bring playing opportunities to some of the most deprived post codes across East London, Birmingham and Bradford. The opening of the first site in East London is scheduled to coincide with the Cricket World Cup 2019.

Halsall Construction continue to be a great supporter with design for projects completed at Silver Street in Willand and Station Road in Castle Carey.  In Swindon we have been working with the football club’s community trust to bring about the construction of a new pavilion building to support their new artificial turf pitch at the County Ground site.  In Malvern we have just secured planning consent for fourteen homes for c-t-s Construction and Broadway Heritage Ltd on the edge of a local conservation area in the grounds of a former convent.

Handover at Mark, Somerset

Our latest rural housing scheme was handed over this week at Mark, Somerset.

The 10 new homes for South Western Housing Society are located on the edge of the village and form a lovely courtyard development providing a range of homes that include bungalows, houses and apartments, to cater for a range of housing needs.

The development is already fully let to people from the local area - excited to be moving in to these light and spacious homes. The development has been constructed by EG Carter Construction with a really excellent standard of finish. The homes have heating and hot water provided by Ground-Source Heat Pumps; which will keep energy costs to a minimum.

This development provides an excellent benchmark for affordable rural housing.

Planning Application registered for 128 new homes in Lawrence Weston

gcp have been appointed by Curo Group to develop proposals for two large residential developments in Lawrence Weston which will deliver much needed affordable homes for sale and rent in this part of the city. The first main site for 128 new homes has been developed following detailed consultation with Bristol City Council and the local community.

Working closely with Curo Group and Planning Consultants GL Hearn, gcp developed detailed proposals that have been submitted and registered for planning consideration. This project will create a range of family homes in a landscaped setting that will provide a great place to live and excellent affordability for young people looking for their first property.

Consultations for 185 new homes in Lawrence Weston

gcp have been appointed by Curo Group to develop proposals for two large residential developments in Lawrence Weston, which will deliver 185 new homes in this part of the city. The proposals at Henacre Road and Corbet Close will provide a mix of new homes for sale, affordable rent and shared ownership. Lawrence Weston is one of the first areas in the city to have adopted its own Neighbourhood Development Plan and both sites are key to delivering the residential objectives of this plan.

Having had detailed discussions with Ambition Lawrence Weston; the local neighbourhood planning group, the proposals were presented to the wider community at two separate open consultations in March. The proposals were generally well received with useful feedback and comments from the local community – with a lot of interest expressed in the opportunity that new affordable homes for sale and shared ownership will give to local families.

Mapping new homes in Bristol

The Architecture Centre along with UWE Architecture & Planning students have undertaken a mapping exercise of new housing across Bristol that highlights the variety of methods of delivery. Available as a downloadable summary report, a series of case studies from individual dwellings through to large scale developments are explored, they include Torpoint and Junction 3 that were delivered by gcp Chartered Architects.

Planning Approval for New Self-Build PassivHaus

gcp have obtained planning approval from North Somerset Council for a new home in the village of Dundry to the south of Bristol.  Located in green-belt, the project will replace an existing house that was very cold and draughty in the exposed location, with an extra-snug and energy efficient PassivHaus.

gcp’s in-house PassivHaus designer Colin Powell, has modelled the energy performance and optimised the design to enable the client to achieve a certifiable building on completion. We are now working with the client on construction design to ensure the home will be easy and efficient for the self-build team to construct to meet the exacting PassivHaus standards.

The High Rise Towerblock was reclad to improve thermal efficiency, reduce heating bills and extend the life of the building.

Before: Brandon House was experiencing problems with structural movement and suffering from poorinsulation leading to condensation, mould and water ingress.

Planning Success! – gcp obtain detailed planning approval for affordable homes for Mark Community Land Trust

gcp have been working closely with Mark Community Land Trust and South Western Housing Society to develop a project of 12 homes which will provide affordable housing for local people in the village of Mark in the Somerset Levels. Like many rural villages homes in Mark are unaffordable for young families and people who are in low-waged rural employment. This makes it hard for people with family or work connections to find homes and stay in the village. Following a housing need survey that showed that there was a significant number of people who wanted to live in Mark but were priced out of the housing market, a group of local volunteers set up a Community Land Trust to find a solution. After a long process of testing sites and finding a willing landowner the CLT found a site and employed gcp to develop design and planning proposals.

 

Following a period of community engagement and consultation gcp finalised a design that delivers an attractive contemporary appearance, with a mix of homes including bungalows, houses and apartments, that will meet a broad range of needs and will provide high quality, energy efficient homes for the village. The project was submitted to Sedgemoor District Council for Planning Approval and at a full planning committee meeting this week received the support of all councillors (with one abstention).

 

This is great news for the village and we look forward to starting the construction stage in the new year, working with EG Carter Construction to deliver the new homes for the beginning of 2018.

Successful Community Right to Build Order for Nailsworth CLT

Local referendum has voted overwhelmingly in favour of the Nailsworth Community Land Trust Housing scheme.  http://www.nailsworthclt.org.uk/ . Project is for the creation of 10 new affordable homes for local people. One aim of the referendum was to seek agreement of the right to remove the right to buy so that the homes would be protected as affordable homes into the future.

Lime Property Ventures launch with student scheme

gcp are pleased to announce Lime Property Ventures first development creating 25 student flats from a decommissioned sheltered housing scheme just off King Square in central Bristol has been delivered on time and within budget. The scheme has been developed in partnership with Bristol SU Lettings.

Lime Ventures is Elim Housings new development arm. This is the 4th project gcp have worked with Elim on over the last 3 years and we are actively sourcing development opportunities for future Lime schemes. 

Custom build is all go this autumn

Graven Hill near Banbury is the largest development of custom / self-build homes in the country.

We are pleased to be supporting a couple keen to move in to the area who are bidding for a plot in Phase 1A.  Using the Plot Passport for their preferred site we have developed a compact modern home with the agreed Material Palette for that part of the site.

Goose Chase PassivHaus one year on

An interesting day returning to our Oxfordshire PassivHaus project with Tim Bartlett from CVC (http://cvcdirect.co.uk/ ) to check the calibration of the ventilation system and confirm that the MVHR is working as designed. CVC have been really helpful in the design and installation of the Brink Renovent system and measuring air flows shows that all rooms are receiving the correct amount of fresh air and the almost silent MVHR is working as designed. After a year of living in their new home the client says they wouldn’t want to live in anything else!
